SEARCHING FOR A HOME

Begin by showing all homes listed in the Multiple Listing Service
It benefits the seller's agent/subagent to show their listings first, then their company's, then selected MLS homes

Show For Sale By Owner, Expired Listings, and homes not on the market
Seller's agents/subagents have a fiduciary obligation to sell all listed properties

Show homes marketed by Discount Listing firms
Discount firms may welcome Buyer's agents, but discourage participation of MLS Realtors

Tell you when a property is over priced
A seller's agent/subagent must support the seller's asking price and they get paid accordingly

Look for reasons not to buy
Seller's agents/subagents can't legally discourage you from buying, they must try to sell you the property

Provide you with a (CMA) Comparative Market Analysis
Only a buyer's Agent can give you a CMA and help you determine the fair market value of the property

Investigate the property, neighborhood, and seller's motive for sale
Any such research which weakens the seller's position is inappropriate for a seller's agent/subagent

Tell you key questions to ask
Things they don't have to disclose they must answer if you ask

 

NEGOTIATING THE OFFER

Negotiate the lowest possible price for you
Other agents can't negotiate for you at all; they must get the highest price for the seller

Adjust the offer form in your favor
Most boiler plate offer forms are seller biased and other agent's can't suggest otherwise

Validate the listing information at Town Hall and Registry of Deeds
This research confirms the owner of record, accurate square footage, tax assessment, title concerns, permit or sewage issues, building and set back requirements, future development plans, environmental issues, stigmas, etc.

Relay to you any information that will enhance your bargaining position
Buyer's agents must disclose to a buyer information that seller's agents/subagents cannot

Alert you when to back out of a property and help you do it without loss
Only a Buyer's Agent can help you walk from a purchase. Other agents must try to hold it together for the seller

Recommend a good, thorough, Home Inspector and specific inspections
The seller's agent/subagent want someone who won't stir up trouble

Renegotiate after the Home Inspection
The Buyer's Agent and Home Inspector team up effectively to address any surprises, issues, or concerns

 

CLOSING DETAILS

Promote and protect your best interest among needed professionals
Seller's agents/subagents must promote and protect the seller's best interest

See that proper legal protection is provided you in the written P&S contract
We know the issues and make certain an attorney has language that covers you

Accompany and coach you in the Final Walk Through
Punch lists, check systems, appliances working, debris free, unresolved issues, need for seller to escrow

Review the HUD Settlement Statement for accuracy
Everything from excessive fees to proper handling of compensation

Monitor the closing on your behalf
We work in conjunction with your attorney to attend and represent you at the closing

Help you with concerns after closing
Seller's agents don't want to hear your problems after the closing. We encourage your call.

When buying an MLS property you are going to pay the cost of an agent either way because it's built into the sales price. Do you want to pay to have someone work FOR you or AGAINST you? It shouldn't cost you any more to use a Buyer's Agent and it will probably cost you less.

Two real estate commissions are built into the sales price of a home sold by a Real Estate company. Usually half is given to the real estate company who brings a buyer and the other half is kept by the company who lists the property If the company who lists the property also brings the buyer, then they keep both the listing and selling commissions. Most Real Estate firms offer the same fee to a Buyer's Agent as they offer to a seller's subagent. Try us and see!

 Hall of Fame Names a REBAC Who’s Who

Real Estate Buyer Agent Council - 2000

 

When a professional organization has more than 34,000 members, to sort out a select few for special recognition is no small task. Nor, can it be characterized by accuracy in any sense of chronological significance.

Thus, the initial induction of seven people into the REBAC "Hall of Fame" should be regarded as honoring individuals who are representative of the high caliber of professionalism exhibited by thousands of REBAC members.

To be sure, each of the original honorees are well deserving of recognition and are representative of the standards established by REBAC in instituting the Hall of Fame earlier this year.

Nominated by their peers, these men and women – all Accredited Buyer Representatives – have proven records of outstanding service to their clients, their communities, their profession – and – to the growth and development of buyer representation and the Real Estate Buyer’s Agent Council.

Ronn Huth
Serving is His Way of Life

 For buyer representative Ronn Huth, service above the self is more than just a saying – it’s a way of life.

Living in the Boston area, Ronn has been a teacher, a youth outreach counselor, a child advocate and an active church volunteer. And for the last 10 years, this ordained minister has brought his dedication to service to the real estate industry, where he says working as a buyer representative was an easy transition.

"I would not be working in real estate if I were not representing buyers," says Huth, president of Buyer’s Choice Realty with multiple offices in the Boston area. "It’s so much more congruent with who I am. Many people who are drawn to buyer representation come from human service backgrounds where service has been the focus. It’s been exceptionally rewarding for me."

REBAC believes Huth was an obvious choice for its Hall of Fame. Currently Huth is an Accredited Buyer Representative (ABR) instructor for Creative Learning Concepts, a national educational organization. He also teaches real estate as an adjunct faculty at North Shore Community College.

A charter member of REBAC, Huth also teaches a real estate course for attorneys sponsored by the Massachusetts Bar Association. He believes his success as a buyer representative is directly attributable to his love of education and giving back.

Huth says Buyer’s Choice Agency representatives are not paid on commission, but rather a fee negotiated at the beginning of the agent/client relationship. He says this a much more secure way for both parties to negotiate the real estate transaction.

"We take on the responsibility of servicing and protecting the buyer," Huth says. A seller’s agent has no obligation to the client. And most of the time real estate agents provide services that they potentially might not get paid for. They can spend a lot of time and money and six months down the road the seller can become disenchanted and decide not to stay with that Realtor.

"It is really a whole different relationship with a buyer representative," he continues. "It’s a lot more fulfilling and delightful. They feel protected and secure, rather than caveat emptor."

Huth’s educational background includes two Master degrees and he holds numerous Realtor certifications including the CRS and GRI designations. His Buyer Agency certifications include the ABR, ABRM, and MCBA In 1998, Huth was chosen as Realtor of the Year among the 1,400 members of the North Shore Association of Realtors.

Among other awards, he won the 1997 Visionary Award from the Boston Banker and Tradesman. He is past director of the Massachusetts Association of Realtors, current Secretary of the North Shore Board and president elect for 2001. He is past president of the Massachusetts Association of Buyer Agents (MABA). Huth and his wife, Bonnie, have five grown kids and ten grandchildren, all living on Boston’s North Shore.
